Shop more than one institution, because the spread in rates and costs is real. A quarter-point difference in your interest rate adds up to tens of thousands of dollars over the life of most home loans. Lender fees vary too. Do not compare rate quotes without also comparing origination fees, points, and closing costs.
The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.
A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. Deal structure has won more competitive situations than overbidding has.
